South San Francisco BART Transit Village Zoning

The South San Francisco BART station is located in the northernmost part of the City. The framework, land uses, and development intensities for the station were defined by Dyett & Bhatia as part of the General Plan, adopted in 1999. As part of the General Plan implementation, a detailed station area design plan was prepared by a team, with Dyett & Bhatia leading the preparation of the zoning regulations for the station area. Both the station area plan and the zoning regulations were adopted in September of 2001.


The Station Area Plan helps integrate the station with the surroundings through: new linkages; establishing a new neighborhood center on McLellan Boulevard; and detailed streetscape and building design guidelines. Detailed zoning regulations for a new Transit Village Mixed Use District are now incorporated in the City’s municipal code.
