Sharp Park Specific Plan and EIR

The Sharp Park Specific Plan establishes a vision for a vibrant, community-focused heart of Pacifica, in the historic Sharp Park neighborhood. While Pacifica does not have a formal downtown, Sharp Park comes closest to filling this role, with its mix of commercial, residential, and civic uses, pedestrian-oriented “main street”, recreational amenities, and the iconic Pacifica Pier. The Specific Plan provides a blueprint for new commercial and residential uses, mixed-use developments, improved streetscapes and public realm, and transportation and parking strategies, to create a center of gravity for the broader Pacifica community and visitors.


The Specific Plan community engagement process utilized detailed before-and-after renderings and animations showing what new development could look like on a virtual "walk" down Sharp Park’s main street. These renderings, prepared by D&B, helped decision-makers and the community visualize what densities and design guidelines could potentially look like. The Draft Specific Plan was released for public review in January 2022, together with the Draft EIR.
