Oceanside General Plan Update, Smart & Sustainable Corridors Specific Plan, South Morro Hills Community Plan, Zoning Ordinance Update, and EIR

Oceanside is a community of 176,000 residents with some of the widest beaches in California, great weather, one of the longest piers on the West Coast, the only marina in North San Diego County, and the largest Mission in California. It is linked directly by Metrolink with the Los Angeles/Orange County metropolitan region, to the east with Sprinter rail line, and is part of the Amtrak Coaster route.


Under the tagline of Onward Oceanside https://onwardoceanside.com, Dyett & Bhatia is leading three related plans for the city: the General Plan Update, the Smart and Sustainable Corridors Specific Plan to shape development along east-west corridors that extend through the city, and the South Morro Hills Community Plan for a 1,100-acre area where the city is seeking to balance unique agricultural resources and development with an “agritourism” strategy. An Environmental Impact Report on the plans, update of the city’s Climate Action Plan, and the Housing Element update are also part of the effort. Extensive online engagement has generated thousands of responses to surveys to stakeholder forums.
