Oceanside General Plan Update, Smart & Sustainable Corridors Specific Plan, South Morro Hills Community Plan, Zoning Ordinance Update, and EIR
Oceanside is a community of 175,000 residents, with some of the widest beaches in California, great weather, one of the longest piers on the West Coast, the only marina in North San Diego County, and the largest Mission in California. It is linked directly by Metrolink with the Los Angeles/Orange County metropolitan region, to the east with Sprinter rail line, and is part of the Amtrak Coaster route.
Under the tagline Onward Oceanside, Dyett & Bhatia is leading the General Plan Update – the city’s first comprehensive, from-the-ground up General Plan in its 135-year history. The Plan is organized around thematic topics incorporating State-mandated elements and several others of interest to the community. It covers all topics in exceptional depth, with extensive use of maps and graphics. The Plan concentrates new development in mixed-use format along three east-west corridors that extend through the city, conserving open space along San Luis River and creeks, creating a network of open spaces.
The Smart and Sustainable Corridors Specific Plan, prepared concurrently by D&B, includes detailed strategies to shape the public realm and development along the corridors. An Environmental Impact Report on the plans, update of the city’s Climate Action Plan, and the Housing Element update are also part of the effort.
Public review draft of the plans and the EIR were released in late summer 2024.
