Morro Bay Zoning Ordinance Update

Dyett & Bhatia was retained to revise the zoning ordinance to bring it into conformance with the new General Plan/Local Coastal Plan. Changes included consolidating residential districts, adding new mixed use zoning districts and pedestrian-oriented development standards, clarifying requirements for parking, landscaping and hillside/bluff development, and revising administrative procedures to make the clear and user-friendly. Also updated were the second unit and density bonus provisions for affordable housing and the sign controls. The draft ordinance was approved by the City Council and is awaiting Coastal Commission certification.
