Dyett & Bhatia has prepared new Design Guidelines and Standards and amendments to the City's General Plan to develop the mile-long South El Camino Real area as a vibrant corridor. A variety of residential and non-residential uses and new Form-Based regulations seek to foster a walkable and pedestrian-scaled environment. Proposed changes, a draft of which is complete, will allow a mix of uses, with building heights reaching 120 feet. Guidelines address a range of topics, including building form and massing, scale, materials, and location of activities. These guidelines will supplement standards for a new base district for the area, which will be included in the Zoning Ordinance.
