Dyett & Bhatia is providing to the City of San Diego—the second largest on the West Coast—a comprehensive range of urban planning services for downtown, including preparation of a new plan and zoning regulations. This assignment is one of the most ambitious planning efforts currently underway on the West Coast.

At 1,500 acres, downtown San Diego encompasses one of the largest areas of any North American downtown. The Draft Plan, currently in hearing stages, envisions downtown as an intense yet livable quilt of distinctive, walkable neighborhoods, with an eventual population of 90,000 and nearly 200,000 employees—one of the highest for any downtown in North America. The Plan addresses a full spectrum of topics, including land use, urban design, transportation, and open space.

As part of background research, Dyett & Bhatia prepared a comparative assessment of size, intensity, and other selected features of eight North American downtowns. Implications of this analysis for downtown San Diego were highlighted. The full report is available at www.ccdc.com/planupdate.

Dyett & Bhatia also prepared a three-dimensional computer model showing every building in downtown, that has been used to test future development scenarios, including building massing and skyline, shadow analysis, and walk/ flythroughs.
