Winner, California Chapter and Northern California Section, Located adjacent to the San Francisco International Airport, South San Francisco contains the greatest concentration of biotechnology space in the world as well as established neighborhoods east of Highway 101. The General Plan provides a framework to guide the City through a period of change, outlining a cohesive strategy to guide transformation of several thousand acres of industrial land. Land uses, mixes, and development intensities are designed to capitalize on major regional transit improvements and to promote alternative forms of transit. High-intensity, mixed-use districts are proposed near BART stations, and incentives are offered for specific transit-oriented amenities. The General Plan also includes sliding-scale land use intensities, with incentives to encourage mixed-use development and transit. Volumetric, rather than density controls for residential development in downtown are included to provide flexibility and encourage housing. |
