| El Cerrito retained Dyett & Bhatia to completely rewrite its zoning ordinance and subdivision regulations to conform with the new General Plan. A completely new structure and format was created to make the code a user-friendly, legally defensible document that is easy to administer; extensive graphic illustrations were included. Design standards for new infill, mixed use, and transit-oriented development around the two BART stations were added. Site development standards for parking and landscaping were comprehensively updated. A new chapter of regulations for creek protection was prepared, and hillside development standards were expanded to address building bulk. The code was systematically updated to comply with State Law, including affordable housing density bonus provisions. Finally, the ordinance included provisions to preserve and enhance the community’s single family neighborhoods. | |||||||
