The 20-acre Old School House/ Claremont Inn site sits at a major crossroads in historic Claremont, CA. During the 1970s and 1980s, a unique combination of live theater, eateries, arts and crafts, lodging, and shopping drew locals and visitors alike to this site occupied by Claremont's first high school. Following repeated attempts by the City to spur redevelopment, a new owner took on the challenge of re-claiming the site's potential as a community center.

A mixed-use development approach allowed for integrating a diversity of new housing types and economic development with the existing hotel, architectural and cultural resources, circulation system, and shared parking. Compatibly knitting together the project site with surrounding development—as well as utilizing pedestrian connections, plazas and open spaces to reinvigorate the public realm—served as key organizing principles in site and building design.

D&B’s Specific Plan establishes development regulations and design policies to achieve the development and design vision. A series of workshops and focused neighborhood meetings allowed for incorporation of community input early in the process, earning broad support for the Specific Plan.
